Townhouses planned for Ranch

In one of McCormick Ranch's first redevelopment projects, a Scottsdale-based developer plans to tear down an office building and build 36 townhouses north of the Paseo Village shopping center. International Capital Partners is seeking city approval of the three-story homes northeast of Hayden Road and McCormick Parkway. McCormick Ranch was Scottsdale's first master-planned community. Tom Donahue, the company's president, said he expects other redevelopment projects will follow. advertisement "McCormick Ranch is a diamond in the rough. It's a vital part of the city," he said. "I think some areas are ready for some classic remodeling." The older areas of McCormick Ranch are well kept even though the 1970s architecture has been eclipsed by new building designs. International Capital's proposal follows redevelopment of the Paseo Village grocery store into a 45,000-square-foot LA Fitness club, with a pool and basketball court, expected to open in November. Both the gym and the new townhouses should be a plus for the area, said Garth Saagar, who for 25 years has been executive director of the McCormick Ranch Property Owners Association. "Paseo Village needs all the help it can get," he said, noting that the grocery store has been closed for more than two years, which has hurt other retailers. Donahue of International Capital Partners said the Veritas at McCormick Ranch townhouses will be minutes from Loop 101. Four floor plans will be offered from 1,400 to 2,000 square feet but it is too early to estimate prices, he said. The Scottsdale Planning Commission will consider the 2.37-acre project at 5 p.m. June 14 at the City Hall Kiva, 3939 N. Drinkwater Blvd.
