Designed as two towers and connected with smaller units on each floor, this modern high rise is one of the newest to be breaking ground in the summer of 2005. Units will range in size from 740 to 3400 square feet and prices should be from the high $100's to over a million for the four penthouses. The top floor will have a spool (large spa / pool), a club house and private rooftop terraces for the penthouses. Cosmopolitan Towers will be located at 3rd Street and Pierce and expect to start taking reservations soon. Pierce is one street north of Fillmore and a 3 streets south of Roosevelt. This is a great location because it is just two blocks north of The Arizona Center. The Cosmopolitan Towers will be 17 stories of TRUE LOFT units. Many developers are using the word LOFT as a marketing word but the true definition is what Cosmo will be. That means exposed concrete walls, floors and ceilings as well as the entire unit will be open with a kitchen and one enclosed bathroom. You will be able to create any feel you want by adding walls, half walls or leaving the space open. You can also combined units. Combining units includes side by side units as well as units below or above. You can also combine two (or three) units on one floor to one (or two or three) units on either the floor above or below to create a two floor unit or even a three floor unit. It’s up to you and your imagination. Prices are expected to start between $325 and $350 per square foot. It is currently undecided when sales will start. We could start them as early as June 2005 or as late as December 2005.

The Lofts at Fillmore is located at 387 North Second Avenue @ Fillmore. This former 60 room hotel/apt building was built in 1929; the same year as the near-by Westward Ho Hotel. Known then, as the Moeller Building and built by Lizy Moeller; this hotel was considered innovative for it's time. It had a telephone system, sleeping porches, a basement dining hall open to the public and four large air shafts that drew cool air up from the basement and distributed it throughout the building (Important when summer temps soared above 100 degrees).
Converted in 2000 by Bill Mahoney, developer and Carl Bruckman, Architect, into 18 loft condos, the Moeller became The Lofts at Fillmore, the first lofts ever built in Phoenix, Arizona. Features like hardwood floors , tile and stainless steel counter tops, maple and hickory cabinets, open plans with multiple sleeping areas and exposed brick, ducts, and pipes are standard throughout the building. Every unit is unique, however, all are two story with individual HVAC and security systems. All units are identified by an Arcosanti bronze-forged plaque. Each comes with a detached, single car, garage and a car port. The property is completely gated for security and desert landscaped for easy low cost maintenance. Gas cooking is standard and included the monthly HOA fee. The lower units, where sleeping areas are located in the former basement, are cool and attractive to those who like a rougher finish for both form and function, some with spiral staircases. The upper units tout mountain and city views, skylights, and balconies. Square footages range from about 914 sq. ft to 1600 sq. ft. These are now on the resale market. Contact me for availability.

The developer can't seem to decide what he wants to do here. First it was a 22 story building, then it went to 32 (I think), then it went to 42 and now it's back down to 36 stories. It's hard to keep track of how tall this project will be and ever time the developer changes it construction is delayed. I don't know when this building will ever, if ever, get done.
